Resolving reinstatement issues between commercial tenants and landlords.

Navigate specialises in the resolution of end of lease reinstatement obligations on behalf of tenants.

We are independent and have over 25 years’ experience in resolving reinstatement obligations in the public and private sectors in Australia and the UK. We are recognised as the independent leader of this field.

Whilst some real estate professionals represent both the landlord and the tenant, Navigate acts exclusively for tenants.

Through our interpretation of a tenants obligations, Navigate challenges landlord claims, providing tenants with significant savings.

We could not be happier. Navigate took away the stress and anxiety from the process and engaged directly with the landlord, leaving us to focus on our day jobs.

Paul’s tireless efforts meant that the process was closed-out on time, with minimum fuss and with a substantial saving against the landlord’s position. We were therefore extremely happy with the outcome in Melbourne and wouldn’t hesitate in using Navigate Property Consulting again.

Landlord Claims

Landlords employ specialist consultants to produce evidence to justify their claims.

Currently, landlord claims are over $450/m2 in CBD areas. On a 2,000m2 premises, that’s $900,000.

Risks

Tenants often leave dealing with their reinstatement until close to lease expiry. If a tenant does not resolve their obligations, they risk paying additional monthly rent until their obligations are satisfied.

Tenants typically end up paying a financial settlement. This is the best outcome for the landlord, and most expensive option for the tenant.
